  • Located one block from Grand Central Terminal, Macklowe’s ground-up construction of this 635,000 SF office building in 1981 marked the end of the long dormancy of new office development in Manhattan.

The development included the purchase of air rights from the adjacent low rise buildings on both the east and west sides of the plot, thereby allowing Macklowe to significantly increase its floor area and build a larger, taller, and more architecturally distinct office building. In addition, the building served as a technological forerunner in the areas of energy efficiencies and tenant climate control.
